August Housing Market Snapshot: Sales Remain Ahead of Last Year in Bartow and Gordon Counties
The August 2026 housing markets in Bartow and Gordon counties continued to post stronger closed sales than last year, even as activity slowed from July. Bartow recorded a notable year-over-year increase in sales while inventory continued to expand. Gordon also remained ahead of last August in closed sales, with its median price edging higher year over year as both markets moved toward the end of summer.
Demand
Closed sales remained above last year in both counties. Bartow County recorded 103 homes sold, up 18.9% year over year, although sales declined 28.5% from July. Gordon County recorded 50 homes sold, up 6.4% from August 2025and down 15.3% month over month.
New listing activity increased in both markets compared with July. Bartow recorded 233 new listings, up 21.4% year over year and 12.0% from July. Gordon added 77 new listings, down 3.8% year over year but up 13.5% from the previous month.
Price
Price trends were mixed in August. Bartow County’s median sales price was $323,000, down 5.0% from last year and 7.2% from July. The average sales price was $378,000, up 5.9% year over year but down slightly from July.
In Gordon County, the median sales price reached $290,500, up 1.9% year over year and 0.4% from July. The average sales price was $303,000, up slightly from August 2025 but down 10.8% month over month.
Supply
Inventory continued to expand in August. Bartow County ended the month with 634 active listings, up 33.2% year over year and 11.8% from July. Months of inventory rose to 5.30, an increase of 32.3% from last year and 13.7% month over month.
Gordon County reported 229 active listings, up 8.5% year over year and 0.9% from July. Months of inventory reached 4.62, down 12.3% year over year but nearly unchanged from the previous month.
